TERMS AND CONDITIONS
1. Bookings and fees
1.1. Charges applicable to any accommodation are as follows:
Rental Tariff as quoted which includes all linen services and onsite cleaning.
Administration fee – R500.00.00 a once off fee.
Breakage deposit – R3 000.00: refundable after stay once the house has been checked for any breakages as per conditions below.
1.2. Bookings will only be confirmed on receipt of a 50 % deposit of the rental fee plus all other charges as noted. Payment is required within 48hrs on presentation of invoice.
1.3. The balance of the rental fee is due14 days before arrival. Should payment not be honoured for any reason whatsoever, you will not have access to the house. You will also be liable for all legal costs incurred in recouping any outstanding money.
2. Booking cancellations:
2.1. Full refunds, less a R500.00 cancellation fee, will be granted on the following conditions:
a. if the booking is cancelled 60 days or more, before arrival;
b. if the booking is cancelled within 48 hours of paying the deposit;
c. if the booking is cancelled within 30 days of arrival and management is able to re-book the entire period that was previously booked.
2.2. If the booking is cancelled between 30 and 14 days before arrival, the deposit paid will be forfeited in full. If the booking is cancelled within 14 days of arrival the full fee will be forfeited.
2.3. Rock Shandy reserves the right to cancel a booking and refund your deposit 14 days before arrival for any UNFORSEEN reason whatsoever.
3. House Rules:
3.1. The maximum number of persons occupying the house must not exceed the number of beds. Should we find more people are being accommodated than allowed, please be advised that we have the right to ask you to leave, forfeiting your rental fees and time in the house. If you know that the number of people will exceed the number of beds, please advise on booking so that all extra people will be accounted for and charged to your deposit. The housekeepers have been instructed to inform management of the number of people exceeding the booking immediately.
3.2. Under no circumstances may there be any parties, gatherings or functions of any kind on the premises unless prior arrangements have been made with management in writing. No UNRULY BEHAVIOUR OR EXCESSIVE DRINKING WILL BE TOLERATED. NO LOUD MUSIC AFTER 10PM. If you do not comply with this rule, we may ask you to leave the house and you will forfeit the remainder of your rental fee and time.
3.3. NO SMOKING ALLOWED IN THE HOUSE UNDER ANY CIRCUMSTANCES.
3.4. Guests may take occupation from 14h00 onwards on the day of arrival and are required to vacate the house by 10h00 on the day of departure, unless prior arrangements have been made. Non- compliance may lead to the non-refund of the breakage deposit. These times are stipulated in order to facilitate the necessary cleaning of the house and your assistance is required especially during peak holiday seasons.
3.5. Should any T.V sets, electrical appliances, electricity supply, water supply or any other facility or appliance become faulty during your stay, we will endeavour to have it repaired or replaced as soon as possible. However, no reduction in rental fees will be given.
3.6. Pets are not allowed under any circumstances.
3.7. No beds or other furniture may be moved around the house or taken into the garden. Only beach towels, beach chairs & umbrellas may be taken to the beach. Everything will be checked on your departure and any missing, broken or damaged items will be charged to your deposit.
3.8. Students are not allowed to stay in the house unless accompanied by a responsible adult for the full duration of their stay. Notice of this condition will be required in writing should students wish to stay in the house. Students found without adult supervision, will be immediately evicted.
3.9. Please abide by the house rules, especially NO smoking in the house. If for whatever reason we feel the house is being purposefully damaged, abused, destroyed or you are not abiding by the house rules or any of the stated terms and conditions, we may ask you to leave, thereby forfeiting your entire rental fee and time in the house. Furthermore should any house rules be broken and the house keeper has advised you thereof and requested that you do not continue in that manner and you fail to respond, your deposit will NOT be refunded
4. Breakages and Damages:
4.1. The breakage deposit will be refunded 7 days following your departure (for number 11) and the first week of the following month (for number 33) once you have supplied your banking details. Breakage deposits are NOT held in an interest bearing account.
4.2. PLEASE NOTE THAT ALL BREAKAGES, DAMAGES, MISSING ITEMS, COSTS TO REMOVE STAINS AND ADDITIONAL HEAVY CLEANING WILL BE DEDUCTED FROM THE BREAKAGE DEPOSIT. ANY DAMAGES EXCEEDING THE DEPOSIT WILL BE FURTHER RECOVERED FROM THE GUEST. Should a broken or damaged item be part of a set and cannot be replaced individually, then an entire set will be charged for. Itemised invoices will be sent to the guest for breakage or damage deductions.
4.3. The guest takes the responsibility for all items in the house during the stay and management will accept the housekeeper’s report on any and all damages, breakages or missing items post departure.
5. Safety and Security:
5.1. The housekeeper will automatically set the electric fence at night, please be aware of this especially if you wish to use the beach entrance gate at night. Please familiarise yourself with the alarm and ensure that it is set at night to suit your requirements as this will be your responsibility.
5.2. Guests stay and use the house at their own risk. The proprietor, its agent and or its employees shall not be liable for loss, damages, injuries or any death occurring at the house. The guests hereby waive and abandon any and all claims of whatever nature including but not limited to theft, injury, loss or damage of whatever nature, against the proprietor, their agents and staff whether arising from the proprietors default, negligence or otherwise .THERE IS NO POOL NET AT NUMBER 33 AND THE USE OF THE POOL NET REMAINS THE RESPONSIBILTY OF THE GUESTS STAYING AT NUMBER 11.

Sea Chimes
Rock Shandy Sea Chimes is a tranquil oasis situated in Prince Edward road walking distance from the beach. The house is nestled in a beautiful and vibrant garden giving complete privacy from the rest of the world. Each bedroom has been lavishly furnished with super soft bedding, plump pillows and soothing colours to create a peaceful and relaxing space allowing one to unwind from the stresses of life.
The three large bedrooms each have a beautifully finished en-suite bathroom. The open plan living area, dining room and stunning kitchen flow seamlessly out into the garden and entertainment area. The courtyard is sheltered allowing fun pool days regardless of the wind and also has a nice grassy patch for the little ones to play safely. A built in braai with a fire pit and benches allow for lazy evenings to be spent around the fire. Sea Chimes is a short walk to the scenic Kent Bay.
HOUSE KEEPER
The full time housekeeper, Dora who lives on site, is there to help you. She can assist with preparing food, lighting the braai and babysitting on request (with instruction). The house will be cleaned each morning and dishes washed after meals. If you feel you have had good service, please feel free to tip Dora at the end of your stay.
